What is Exit Strategy Consulting?

Exit Strategy Consulting takes a much more 'wholistic' approach to getting out from under real estate.  In a buyer's market, seller's may not be in a position to sell a property at the current market value.  Our consultants will review each situation and determine if you really need to sell, present alternative ways to exit out of the property or possibly a way to hold the property and turn your situation from a loss to a gain.

What is a Speed Sale?

A Speed Sale is just ONE of our Exit Strategy Methodologies.  This an intensive marketing campaign designed to drive buyers to a home in just 10-14 days.  Sell It Sunday blends a high visibility online and offline marketing campaign to make sure buyers will come to the door.  The event culminates in a two day inspection hosted at the property where potential buyers bid on the home.  The inspection is followed by a phone bidding process to drive the price up as high as possible.  The buyer is than expected to deliver a purchase agreement and earnest money.  If the price and terms are agreeable the property proceeds to close.

How do I sell with this system?

Submit your contact information and property through our submission page.  If you are planning to host a sale yourself, you can sign up and pay for one of our packages right online.  Our automated system will help to guide you along and our Exit Strategy Consultants are available to assist you.  Some of the packages include one-on-one consultations and/or live support during your Speed Sale event.

How do I buy at a Speed Sale?

In our Speed Sales initial bidding is non-binding.  PLEASE REVIEW THE TERMS OF SALE FOR EVERY EVENT TO DETERMINE IF THE SELLER REQUIRES A NON-REFUNDABLE EARNEST MONEY CHECK FROM THE HIGH BIDDER.  Show up at the event.  Meet the sellers and/or their agent.  Review the home and be sure to leave a bid at a price point where you are comfortable.  The seller will call you Sunday night to let you know the status of your bid.  Please remember; you are not negotiating with the seller in this process, you are bidding against other buyers.  You need to be the BEST bid, not necessarily the highest bid.

What are the costs to sell?

Sell It Sunday offers several packages and price points for sellers.  Please visit our sales page to review current pricing and products.  The price to sell may vary by whether or not you are having a Real Estate Agent perform your Speed Sale.

What are the costs to buy?

If you are buying direct from a seller, there may or may not be sales commissions added on to the sale. The seller or their agent is obligated to disclose this to you before you sign any agreements.  If you have an agent* representing you, your purchase price may need to be raised in order to be considered the best bid. In most states you may have additional costs associated with inspections, closing costs, title transfers, taxes, etc.  All fees should be disclosed to you before closing on a HUD-1.  Be sure to request a copy of this document and review it thoroughly.

*Sell It Sunday suggests always using a state licensed agent in the purchase of a property if you are not familiar with the process.  If you are not using a licensed agent we recommend having a real estate attorney review the contracts before signing any agreements.

Who Should Use This System?

This system is built for real estate professionals and educated sellers who understand the value in selling quickly at a fair price.  Most Exit Strategies require some concessions and/or negotiations on the seller's part in order to negotiate a 'win-win' situation.  Seller's need to understand that in EVERY market the buyers set the price of a home.  The price a buyer is willing to pay at any given time IS considered "Market Value" for a home.  No expert or professional opinion can change that simple fact.  Every property is unique and the only true method for valuation is a buyer's offer price.

Who Should NOT Use this System?

This system is NOT for desperate sellers.  If you are under diress or distress you should contact a local non-profit debt/mortgage counseling service.  You may want to consult a bankruptcy attorney and you most definitely should contact your lender.  Many lenders are are offering loan modifications that let you stay in your home.  If you feel you have exhausted all resources and would like a professional investor to contact you about a short sale please submit your information to our sister site:  Hit The Panic Button.com

Why is this better than traditional, list it and wait?

Why is this better than a traditional auction?

Three words; No Obligation Bidding.  This is a softer approach than the traditional gavel auction and encourages both investors AND retail buyers to come to a sale.  Our approach will generate more bidders, encourage them to make offers and almost always brings you a better net price for your property.

As a seller, do I have to accept the highest bid?

No.  Our training system will show you how to protect yourself and why there is no risk to the seller byusing this method.

Can my property be on the MLS?

Yes.  In fact, we highly recommend any marketing exposure you can solicit.  You will need to check with your local MLS regulation committee on how to list an 'auction-like' format.  If you need assistance getting your house on the MLS, please contact us.
